The challenge
A scheme that stacks up on paper can be undermined by a layout that needs two extra staff, a servicing arrangement that inflates the cost base, or a mobilisation that starts three months too late.
How it works
We are usually brought in at one of two points: underwriting a site, or approaching practical completion with no operating platform. Both are scoped in a first conversation and quoted as a discrete piece of work.
The two connect more than most programmes assume. Decisions made at design stage determine the cost base you will operate against for twenty years, which is why the feasibility work and the mobilisation work are done by the same people.
Why RESI Consultancy
[Tailor this section — who uses it, and what changed as a result.]
We have sat on the other side of this work. The people delivering it have run the buildings, written the budgets and defended the numbers to owners — which is a different starting point from a framework and a benchmark.
We take no introduction fee or commission from any operator or vendor, and we do not bid for the work we advise on. Any interest that could be perceived as a conflict is declared in writing before an engagement begins.
Outcomes
Schemes underwritten on operating reality
Not just on a model that balances.
An operator chosen on evidence
A scored process rather than a pitch.
A building that opens leased
Mobilisation started early enough to protect the first cycle.

Most people arrive with a scheme that is not performing, an operator they cannot read, or a board paper due Friday. Any of those is a fine place to start. Thirty minutes, no proposal attached.
