What can AI actually do in student accommodation and BTR today?
The proven use cases are enquiry handling and response times, out-of-hours coverage, multilingual communication with international applicants, maintenance triage, and drafting routine resident communications. The weaker ones are anything requiring judgement about an individual resident, and most pricing automation, where the underlying data in this sector is not yet good enough to trust.
Do we need to replace our PMS to use AI?
Almost never. Most valuable AI use cases sit alongside the existing property management system and integrate with it, rather than replacing it. Replacing a PMS to enable AI is usually a sign that the AI case is being used to justify a decision someone wanted to make anyway.
