Why the weighted matrix matters

Agreeing the scoring criteria before anyone presents is the single thing that most improves the outcome. It forces the decision to be made on what the asset needs rather than on who performed best in a room, and it gives you a defensible audit trail when someone asks why you appointed them.

How long does an operator tender take?

A Light executive summary typically runs three to four weeks. A full managed tender usually takes eight to twelve weeks from kick-off to appointment, driven mainly by how quickly bidders respond and how easily decision-makers can be assembled for Phase 2 presentations.

Do you have commercial relationships with operators?

No. We take no introduction fee, commission or ongoing payment from any operator, and we do not bid to manage the assets we run tenders for. Any interest that could be perceived as a conflict is declared in writing before an engagement begins.

Can universities use this for joint venture partners?

Yes. The same process is used by universities selecting development partners, joint venture partners and managing agents for their residential estate, adapted to public procurement requirements where they apply.
