Conflicts of interest
What we hold, and what we do about it.
Independent advice is only worth having if you know what else the adviser has an interest in. This page exists so nobody has to ask.
- VerbaFlo. Dan Smith is a founding team member of VerbaFlo, a conversational AI platform used in residential real estate. This is declared in writing before any AI or systems engagement begins. VerbaFlo is never presented on a shortlist we have been paid to produce without your explicit written agreement.
- Operators. We take no introduction fee, commission or ongoing payment from any operator, and we do not bid to manage assets we have run tenders for.
- Vendors and suppliers. We advise both buyers and sellers in this market. We do not act for both sides of the same transaction or tender, and where that would arise we decline one side of it.
- Planning. We act for councils and for developers, but never on the same site or the same local plan.
- Recruitment. We recruit for businesses we also advise. Where that arises it is declared to both sides in writing before work begins. We do not run an operator selection tender and recruit for a bidder in that tender, and we do not place candidates into a business where we hold an oversight mandate on the client’s behalf without the client’s agreement.
