A defensible number, from someone with no stake in the answer.
Independent research on a market, an asset or a demand pipeline — written to be put in front of an investment committee, a board or a planning officer.
The problem
Agency research is a marketing asset for a transactional business. We are not selling the building, arranging the debt or bidding to manage it. When the honest answer is that a market is oversupplied and the scheme should not proceed, that is the answer in the report.
What is included
- Market report — a city or submarket. Existing supply, pipeline, achieved rents, occupancy, operator landscape and the risks nobody puts in the marketing pack.
- Asset performance report — how one building is performing against its market, and the operational reasons why. Leasing velocity, rate, arrears, renewals, opex and the gap between plan and reality.
- Demand & university report — recruitment trends, international mix, nominations landscape, and what a university’s own strategy means for beds in that city.

Common questions
Asked often enough to answer here.
How current is the data?
Supply and pipeline data is verified at the point of writing rather than taken from a database refresh cycle, which matters in markets where a single consent changes the picture. Every report states its data cut-off date on the first page.
Can we use the report in a planning application or funding paper?
Yes. Reports are written to be shared with third parties and are regularly used in investment papers, funding submissions and planning evidence. Where a report is intended for planning use, tell us at commissioning so the methodology is set out to the standard a planning officer expects.

Most people arrive with a scheme that is not performing, an operator they cannot read, or a board paper due Friday. Any of those is a fine place to start. Thirty minutes, no proposal attached.
