Is the money being spent in the right place?

A line-by-line interrogation of operating expenditure, benchmarked against comparable assets, ending in an improvement plan with an owner against every action.

The problem

Cost bases drift. Contracts renew quietly. Staffing models are set once and rarely revisited. None of it is anyone’s fault and all of it is expensive.

What is included

  • Full opex interrogation, line by line and benchmarked
  • Staffing model and rota efficiency
  • Utilities, FM, cleaning, waste and insurance
  • Systems and process waste
  • NOI improvement plan with quantified, prioritised actions and an owner against each

Common questions

Asked often enough to answer here.

How much can an operational review typically save?

It varies with how recently the asset was tendered and how tightly it is run. Buildings that have not had contracts benchmarked in three years or more usually show meaningful savings in utilities, FM and insurance. We would rather set expectations at the first conversation, once we have seen the current cost base, than publish a headline percentage that flatters the service.

Most people arrive with a scheme that is not performing, an operator they cannot read, or a board paper due Friday. Any of those is a fine place to start. Thirty minutes, no proposal attached.
